An official manager was not appointed when preparing the TE because management was always ensured by the previous sole owner before establishing the homeowners' association.

Currently, house management activities are still handled internally, so an official manager is not required. A budget plan has also been omitted so far. As an expense allowance for internal management, EUR 30.00 per month per unit is charged.

The homeowners' association consists only of three owners. Since annual owners' meetings take place on a small scale, there has been no need to prepare owner protocols or economic plans.

Creating a maintenance reserve was not necessary for these reasons, and no larger expenses are anticipated in the long term. The basement area and stairwell were affected by flooding in 2021 but did not enter any apartments.
