If you want to sell or rent out your property, you need a valid energy certificate. But which certificate is the right one and where can you get it?

Many property owners are unsure how to comply with the German Building Energy Act (GEG, valid since November 2020) when placing sales ads or publishing them on online portals. This applies to all sellers, landlords, or lessors who commission, publish, or submit a real estate ad in commercial media for sale, rental, or lease. The energy certificate certifies, as a public-law document, the findings about a building’s energy consumption. Each certificate must be presented to potential buyers or tenants during the property viewing. Otherwise, the owner commits an administrative offense, punishable by a fine of up to €15,000.


There are energy certificates for residential and non-residential buildings. The certificate is valid for 10 years and is issued based on consumption or demand. The type of certificate also depends on the property’s characteristics and age. For example, if the building was completed before 01.11.1977, the "larger" and slightly more expensive demand certificate is required.
