Home Fees/Rent/Reserves:

According to the statement we have, the home fee (Hausgeld) is €470.00.

All essential costs are already included in the home fee.…

These include, for example:

• Costs for the building manager,

• Building cleaning,

• Cable connection (*),

• Maintenance of outdoor facilities,

• All maintenance costs (such as for the elevator, entrance door system, emergency power generator, ventilation system, fire protection systems),

• All water costs (freshwater, wastewater, surface water),

• Heating costs,

• Costs for common electricity,

• Costs for waste disposal and street cleaning,

• Maintenance costs for the underground parking garage,

• As well as insurance costs (building and liability).

(*) Starting July 2024, landlords are no longer allowed to pass on cable TV fees to tenants in additional charges.
By July 1, 2024 at the latest, affected parties must decide whether to continue using their current cable TV connection or switch to another signal. The resulting cost is €9.08 per month. Also included are non-rechargeable costs such as:

• Management fees,

• Maintenance reserves,

• And other costs.

The home fee does not yet include the property tax "B". This amounts to €18.02 per month (€216.34 annually).

The total reserve as of December 31, 2023, was €208,474.17.
Of this, €2,142.28 pertains to the apartment.

In the financial plan for 2025 that we have received, the costs were budgeted as follows:

€3,050.31 (costs attributable to the tenant)

€2,187.74 (non-assignable costs)

€963.43 (non-assignable / loan repayment)

€411.04 (maintenance reserve)

In addition, there is property tax "B" from the city of Wesseling amounting to €216.34 annually (€18.02 monthly).

The maintenance reserve for apartments and commercial units totaled €208,474.17 as of the end of the billing year (December 31, 2023).

Recalculated (as of December 31, 2023), the reserve transferred to the buyer is:

€2,142.28

The loan costs included in the above-mentioned home fee (€470) amounting to €963.43 annually relate to a major renovation project (roof and garage), some of which could not be covered by the maintenance reserve. Therefore, some owners opted to finance these costs via a loan. These costs are of course not to be borne by the buyer of the apartment.

After deducting loan costs, the home fee would then be only €388.76.

Rental Income:
============

The existing rental agreement will be terminated upon sale because the apartment is inhabited by a family member. Thus, the apartment will be available for handover free of occupancy.
